What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the home and the general layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you have! Unless an appraiser has performed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your home up for sale

A measuring service will secure a fair price for your property. Square footage is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service performed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's property sells at a price that correctly reflects true market value, we recommend requesting a measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested since they can see the layout and characteristics of the house before and after a walkthrough.
